PROPERTY developer SM Development Corp. (SMDC) wants to put up two additional 43-story towers in its Grass Residences project near its mall on North Edsa in Quezon City.
The company said it expects to raise about P7.15 billion in sales for the second phase of the project.
“It will suit individuals who want to capture the unprecedented growth happening in Quezon City, particularly in its central business district,” SMDC President Jeffrey Lim said in a statement.
The two towers will be built on a 1.4-hectare land near SM North Edsa, said to be the group’s largest mall in the country.
The first phase of development, which includes putting up three towers on 3.6 hectares of land, is almost complete, as units will soon be ready for turnover to buyers.
The company is selling a total of 3,914 units in the two towers, of which 90 percent are one-bedroom units, with an area of 20 square meter to 26 sq m, and the remaining 10 percent are studio units. Exactly 1,343 parking slots are available, the company said.
The units are priced between P2 million and P3.1 million, said Jan Chavez, SMDC assistant vice president. Units in the second phase are expected to be turned over to buyers by end-2017.
“Residents can also enjoy a quicker route to the North Luzon Expressway [Nlex] using the nearby Nlex Segment 8.1, also known as the Mindanao Avenue Link,” the company said.
Phase 2 of Grass Residences is SMDC’s 15th project for the year, following Trees Residences in Novaliches.
Trees is a midrise condominium village, which will be constructed over a period of four years. It will occupy more than 8 hectares of land and will have access to SM City Fairview.
Studio, one-bedroom and two-bedroom units are available starting from P1.2 million to P1.8 million, the company said.
